The original kitchen had dropped ceilings, laminate over particleboard, and a load-bearing wall that had been patched twice. We removed the drop ceiling, exposed the original steel beam, opened the kitchen into the living room, and rebuilt with quartz, open shelving, and a proper range hood vented to exterior.

Three small bedrooms had been converted to two by a previous owner using non-structural partition walls, leaving an awkward hallway that consumed 14% of the floor area. We removed all partition walls, re-ran plumbing to a consolidated wet wall, and created a two-bedroom layout with a proper primary suite — rare for the price point in this market.

The most ambitious scope we run: strip everything to the steel chassis, inspect and reinforce where needed, raise the roofline from 7-foot flat to a 9-foot vaulted center beam, and build back from zero. The result is a home that no longer reads as manufactured — it reads as a well-built cottage with honest materials and rooms that feel like rooms.
